Marketplace & Sharing Deals
Category: Dispositions
Access Level: All D4D Users
Overview
Once a lead is under contract, list it on the marketplace and send it to your buyers. Every live listing gets a deal link, a public page that anyone can open on their phone without an account. Buyers see the numbers, photos and terms. When they want to make an offer, they sign up and continue in the app.
This guide covers:
- creating and publishing a listing;
- sharing the deal link, several deals at once, or by email to your buyers;
- what buyers see and what stays private;
- visibility settings;
- giving a JV partner access to one listing;
- tracking what your shared links produce;
- what happens to a link after the deal closes.
Create a Listing
Listings are built from a lead, so the address, photos and numbers carry over.
Signed the contract outside the app, or listing as a licensed agent? Use New Listing → Contract signed outside the app? instead. It adds the property and the contract in one step. See Listing a Deal You Contracted Outside the App.
- Open the lead (Leads → select a lead).
- Tap Create Listing in the quick actions.
- Fill in the listing:
- Contract Price and Contract Expiration, both required
- Assignment Fee and Earnest Money
- Headline and Marketing Description
- Listing Photos, picked from the lead's photos, with one set as the featured photo
- Optional details: close-by date, inspection deadline, occupancy, access rules, assignment terms, investment highlights, exit strategies, condition notes
- Visibility, see Visibility Settings
- Tap Create Listing. The listing is saved as a draft.
Publish It
From the success screen, tap Publish to Marketplace, or publish later from the Seller Board (Marketplace → Seller Board). The Seller Board can publish or unpublish several listings at once.
Publishing checks a few things first. If something is missing, you'll see what to fix:
| Requirement | Why |
|---|---|
| Address, contract price and contract expiration | The basics of the deal |
| Contract expiration in the future | An expired contract can't be sold |
| A headline | It becomes the title of the deal page and link preview |
| A marketing description | Buyers decide from it |
| A purchase agreement (or, for an agent listing, the listing agreement) attached to the listing, and not visible to buyers | Proof you control the deal. A purchase agreement uploaded on the lead is attached for you. |
| Your confirmation in Before this goes live | Buyers see that you confirmed you hold the contract. See the listing rules. |
When a listing goes live:
- it appears in the marketplace for signed-in buyers;
- its deal link starts working;
- buyers whose buy box or "seeking property" request matches the deal get notified, and so do buyers with a matching saved search.
Share the Deal Link
Open the live listing (Marketplace → your listing) and tap Share:
| Option | What it does |
|---|---|
| Share… | Opens your phone's share sheet (Messages, WhatsApp, email…). On a computer it copies the link. |
| Copy deal link | Copies the public link only |
| Copy text for buyers | Copies a ready-to-send message: the numbers up front, then the link |
| Email to my buyers… | Emails the deal to buyers in your Cash Buyers list (Pro), see Email a Deal to Your Buyers |
| Preview public page | Opens the deal page the way buyers see it |
| How sharing works | Opens this guide |
Every share gets its own tracking code at the end of the link (?s=…). It doesn't change what buyers see. It lets Tracking Interest show which share brought in the opens, signups and offers.
Copy text for buyers produces plain text that works in any SMS app or email:
Off-market deal: Brick ranch, big lot
Little Rock, AR · 3 bd · 2 ba · 1,450 sqft
Asking $150K · ARV $250K · Rehab ~$40K
Photos, numbers and offers: https://app.drivingfordollars.pro/deals/…
The menu says "Buyers can open this deal without an account". That only applies while the listing is live. A draft, private or closed listing has a plain Share button that copies the in-app link, which only your team can open.
Link previews
When you paste a deal link into iMessage, WhatsApp, Slack, LinkedIn, Facebook or X, the preview shows a card with the featured photo, asking price, ARV and rehab.
- A preview can take up to an hour to reflect a price or photo change.
- A message you already sent keeps the preview it had when you sent it.
Share several deals at once
On the Seller Board, tap Select, pick the deals, then tap Share in the toolbar. You get one message with each live deal's numbers and its own link, ready to paste into a text or email. Deals that can't be shared yet (drafts, expired contracts, listings held for review) are listed with the reason and left out.
Email a deal to your buyers
Email to my buyers… sends a live deal to buyers in your Cash Buyers list, including buyers who don't use the app. It's part of Pro, like the Cash Buyers list itself. Sharing the link and copying text for buyers work on every plan.
- Buyers whose buy box matches the deal are selected for you. Add or remove anyone, and add a personal note if you like.
- Each buyer gets the numbers, a button to the deal page and their own tracked link. Replies go straight to your email.
- Buyers marked Do not contact, buyers without an email address, anyone who unsubscribed, and addresses that bounced or reported a deal email as spam are skipped automatically.
- Every email has a one-click unsubscribe link. It stops your deal emails to that address.
- The dialog shows where replies will go (your login email).
- The first time, you'll be asked for your business mailing address (street address or PO box). It's printed in the footer of every deal email, as the law on commercial email requires. Only a workspace owner or admin can set it.
- Limits: up to 100 buyers per send and 300 deal emails per workspace per day. There's also a daily limit on deal emails across the whole app, which is lower for now. The dialog shows how many you can send today. Limits reset at midnight UTC.
What Buyers See
The deal page leads with the numbers an investor checks first:
- Asking price, ARV and rehab, plus the all-in cost, all-in as a % of ARV and the gross spread
- A bar showing how the ARV splits into price, rehab and spread
- Earnest money
Below that:
- the key terms under the title: close-by date and days left, earnest money and when it goes hard, the deal type and the condition level;
- a line saying you confirmed you hold the contract, with the date;
- photos, property facts, the description, highlights and exit strategies;
- terms such as occupancy, access, assignment terms and close-by date. Deadlines that have already passed are hidden, so an old date never makes a live deal look dead;
- FAQs you've published for the listing, and your published answers to buyer questions;
- an Ask the seller a question button.
A Make an offer button stays on screen: a bar at the bottom on phones, a sidebar on desktop. A buyer without an account signs up, then lands on the offer form for this deal. A short buyer-profile step comes first if they don't have one yet.
Opening your own deal link shows a "shown the way buyers see it" banner. Manage listing replaces the offer button.
What Stays Private
The deal page reads from a short list of approved fields. Everything else stays in the app.
| Never shown on the deal page | Why |
|---|---|
| Your contract price and assignment fee | Your spread. Buyers see one asking price, unless you turn on Show price breakdown in the listing. |
| Your contract expiration | Your deadline is leverage. Buyers see the close-by date instead. |
| Your name, your company and your team | Buyers reach you through the offer flow and in-app messages, not a phone number on a public page. The exception is an agent listing: your licensed name, license number and brokerage are shown, because state advertising rules require it. |
| Your signed purchase agreement or listing agreement | Only your team, and our review team when checking a listing (every view is logged). Buyers see the key terms and a line saying you confirmed you hold it. |
| Internal data (the source lead, notes, moderation, map coordinates) | Internal only |
Buyer proof of funds: what sellers see
A buyer can upload a bank statement, lender letter or line-of-credit letter from their investor home. Our review team checks it and either approves a funds band (for example $250K–$500K) with an expiry date, or rejects it with a reason the buyer sees.
| Sellers see | Sellers never see |
|---|---|
| A Reviewed proof of funds badge with the approved band and the date it is valid until, on the buyer's offers and on their public investor profile (signed-in viewers, when the buyer shows their verification badge) | The uploaded statement or letter, the buyer's balance or account details, and the amount the buyer typed in when uploading |
The badge disappears when it expires or is replaced by a newer review. It is a separate level from bank verification: it does not change a buyer's verified tier, buyer score or offer ranking. Only our review team can open the uploaded file, through a link that expires after two minutes. A buyer can withdraw a statement while it waits for review, which deletes the file.
Buyer buy boxes: what sellers see
When a buyer's investor profile is public and shows their buy box, the profile and their buyer requests list what this buyer needs from each active buy box.
| Sellers see | Sellers never see |
|---|---|
| The strategy (for example buy & hold or multifamily 5+), the states and counties they buy in, the minimum number of units, how many months they allow for a project, their management plan and their fallback exit | The buy box's name, their financial targets (cash-on-cash, DSCR, cap rate, cash flow, reserves), their vacancy, maintenance and contingency assumptions, their due-diligence checklist, and any paused buy box |
A private profile, or one with the buy box hidden, shows none of this.
Buyers can tap Ask the seller a question on the deal page. They sign up (or sign in) and land on the listing with the question box open. You're notified of each new question, and it stays between that buyer and you. Who asked is never shown to other buyers.
When you answer, choose Answer & publish or Answer privately:
- A published answer shows on the listing and on the public deal page.
- A private answer goes only to the buyer who asked. It waits under Answered privately, where you can publish it later.
Either way, the buyer is notified when you answer. AI-drafted answers are visible only to you until you post them.
Visibility Settings
Set Visibility in the listing form:
| Setting | In the marketplace | Deal link works without login | In search engines (Google, Bing) |
|---|---|---|---|
| Marketplace + share link (default) | ✅ signed-in buyers | ✅ | ❌ |
| Public (also in search engines) | ✅ | ✅ | ✅ |
| Only my team (hidden) | ❌ team only | ❌ | ❌ |
- Marketplace + share link suits most deals. Anyone you send the link to can open it, but strangers can't find it by searching.
- Public suits deals you want found. The page can show up in search results with a large photo preview.
- Only my team keeps a draft private while you prepare it. Publishing a team-only listing lists it as Marketplace + share link.
After the Deal Moves On
Links you've already sent keep working, but they stop showing deal details once the listing isn't live. Instead the buyer sees a short notice:
| Listing state | The buyer sees |
|---|---|
| Under contract with a buyer (pending) | "This deal is under contract" |
| Assigned or double closed | "This deal has closed" |
| Expired, or the contract expiration has passed | "This deal has expired" |
| Unpublished, withdrawn, or held for review | "This deal is no longer available" |
Each notice offers Get matched with deals, which takes the buyer to set up a buy box. The link keeps bringing in buyers after the deal is gone. A link to a listing that never existed shows the same generic notice, so nobody can probe for your private listings.
Grow Your Buyers List
Buyers who are on the platform get matched to your deals automatically. To bring your existing buyers on:
- Go to Cash Buyers and open a buyer.
- Tap Invite to deal alerts. They get an email with a personal link to set up their own buyer account and buy box.
- If the email can't be sent, use Copy link and send it yourself. Resend issues a fresh link and the old one stops working. You can also revoke an invite.
Accepting an invite gives the buyer their own account. They never see your notes about them.
Partner Access
Working a deal with a JV or co-listing partner? Give them access to that one listing without adding them to your workspace.
- Open the listing and find the Partners card. It's shown to the listing's creator and to workspace owners and admins.
- Enter their email and choose an access level, then tap Invite.
- They get an email with a link. They accept by signing in (or signing up) with that email address. If they already have an account under that email, the invite also shows up in their notifications, and they can accept or decline it under Partner invites without the email. The invite expires after 7 days.
| Access | They can |
|---|---|
| Can comment | See the listing (drafts too) and every buyer question |
| Can edit | All of the above, plus answer and publish buyer questions and edit the headline, description, photos, disclosures, close-by and inspection dates, ARV and rehab estimates, and assignment fee |
Partners never change the contract price, contract expiration, visibility, buyer tier or listing status. They can't see documents or offers, make an offer on the deal, or delete the listing. Remove a partner any time from the Partners card. Partners see the deals they're on under Partner listings on their Seller Board.
Tracking Interest
Each listing page shows a Views count, which includes visits to the public deal page. Views from your own team aren't counted. Offers, messages and Q&A arrive in the app, and you get notified for new offers, messages and questions.
Marketplace → Analytics → Shared links shows what your shared links produced over the last 7, 30 or 90 days (pick with the switch):
- Links shared, and opens per share
- Link opens and unique sessions (one per browser tab, so the same buyer on two days counts twice)
- CTA clicks: which buttons buyers pressed (make an offer, sign in, ask a question, get deals like this)
- Signups from links: buyers who created an account from your link
- Offers from links
- a breakdown by share channel (share sheet, copied text, bulk share, email…), top referrers, devices, the hours links get opened, and each deal
Opens from your own team, and your own previews, aren't counted.
Best Practices
- Write the headline buyers would search for. It's the title of the page and of every link preview. "3/2 brick ranch, big lot, Little Rock" works better than "Great deal!!!".
- Pick a strong featured photo. It's the image in every link preview.
- Lead with real numbers. A defensible ARV and rehab estimate earns more trust, and more offers, than an optimistic one.
- Use Copy text for buyers on mobile. The numbers are in the message itself, so buyers who never tap the link still see the deal.
- Publish FAQs for questions every buyer asks: access, occupancy, title. Answers appear on the public page. When a buyer asks something others will too, use Answer & publish.
- Check Shared links after a blast. If a channel brings opens but no clicks, the deal or the message needs work; if it brings nothing, try another channel.
- Unpublish when you go under contract. Old links then say "under contract" instead of collecting offers you can't take.
FAQ
Do buyers need an account to see my deal?
No. Anyone with the link can view a live listing. They need an account to make an offer, ask a question or message you.
Can someone find my deal on Google?
Only if you chose Public. The default setting keeps deal pages out of search engines.
Can buyers see what I'm paying for the property?
No. The deal page never shows your contract price, assignment fee or contract expiration.
Can buyers see who I am?
Not on the deal page. Your name, your company and your team never appear there, so people a buyer forwards the link to don't see them either. Buyers contact you through offers, questions and in-app messages. A deal sent with Email to my buyers… does come from you: it shows your workspace name, replies go to your email address, and your business mailing address is in the footer.
I changed the price. Why does the old price show in a text I sent?
Messaging apps save the preview when a message is sent. The deal page itself always shows the current price. New previews update within an hour.
Why can't I publish?
The error tells you what's missing. Usually it's a headline, a marketing description, or the purchase agreement document. See Publish It.
Why do my links end in ?s=…?
That's the share's tracking code, so Shared links can tell which share brought in each open and offer. The link works the same with or without it. A buyer who forwards your link keeps your code on it.
A buyer unsubscribed. Can I still email them deals?
No. Unsubscribing stops deal emails from your workspace to that address. You can still share the link with them any other way.
What happens if someone reports my listing?
Reports go to the moderation team. A listing held for review shows "no longer available" until it's cleared.
