Where we pull data today

Every county assessor publishes something different, so we say plainly what each one gives you. Live means we've verified it end to end. In testing means the plumbing is built but we haven't confirmed every county yet.

Alabama

Owner name and mailing address (absentee detection), assessed values, and structure details. Birmingham (Jefferson County) adds appraised land/improvement values across all 400,000 parcels, and St. Clair adds year built, a homestead flag and a sale price.

Alabama is a non-disclosure state: deeds carry a sale DATE but no sale price, with St. Clair the lone exception that publishes one. Huntsville (Madison), Montgomery and Mobile are not covered yet. Shelby County (Hoover, Alabaster) publishes a parcel layer that cannot be searched by address, so it is not covered either. Two counties are currently down at the county end and returning no results — Lee (Auburn/Opelika) and Pickens — which we cannot fix from our side; everything else answers normally. Kentucky

Owner name and mailing address (absentee detection) plus the situs address and assessed value. Louisville (Jefferson) also flags an unpaid/delinquent tax bill; in Northern Kentucky, Boone adds sale price + date — unusual for Kentucky.

Louisville (Jefferson) and the Northern Kentucky / Cincinnati metro (Boone, Kenton, Campbell) are fully covered. Bowling Green is partial: the city tax roll gives the parcel, the name the tax bill goes to and whether it is unpaid, but no mailing address, value or building details — so absentee status is unknown there, and properties outside the city limits or exempt from city tax are not listed. Lexington (Fayette) publishes parcel geometry with no owner online — not covered yet; request it below.

Maryland’s public roll publishes no owner NAME — the mailing address (which is what drives absentee detection) is there, the name is not. Baltimore City and Baltimore County are separate jurisdictions and both are covered.

Clark County (the whole Las Vegas valley, including the unincorporated towns) is covered. Sale prices are only published for documents recorded from September 1999 onward — older parcels show the deed date without a price. Reno (Washoe) and the rural counties publish no owner data online and are not covered; request them below.

New Jersey redacts owner NAMES on the public statewide layer — you get the owner’s mailing address (which is what drives absentee detection) but not who they are. Assessed values run on municipal ratios, not market value.

Outside NYC, coverage is the counties that opt into the state layer — Nassau and Monroe (Rochester) do not, and the roll publishes no sale prices. NYC assessed values run far below market value — use them as a signal, not an ARV.

The state layer publishes no sale PRICE — you get a sale date on most counties and nothing on a few, so deals are sized from the county valuation rather than comparable sale amounts. Data quality varies by county under one schema: a handful publish a blank situs city, and sale dates that land on January 1 are usually a bulk default rather than a real closing date.

South Carolina

Lexington and York add living area, year built and bedrooms; Spartanburg adds bedrooms, baths and year built. Where a county publishes the 4% legal-residence assessment ratio, that is a direct owner-occupancy flag.

South Carolina has no statewide parcel layer, so coverage is county-by-county and Charleston, Greenville, Richland (Columbia) and Horry (Myrtle Beach) are NOT covered — those counties publish no open parcel service. Beaufort County is partial: the open layer is the Bluffton/Okatie area only, so Hilton Head Island and the City of Beaufort return nothing. Anderson County publishes no owner NAME and no sale date, and files a usable street address on only about a third of its parcels. Spartanburg publishes a sale date but no sale price, and no square footage.

Tennessee

Owner name and owner mailing address (absentee detection) in every covered county, plus — because Tennessee is a disclosure state — real sale prices. Nashville, Memphis, Knoxville, Chattanooga, Murfreesboro and Clarksville each come from their county’s own assessment roll with appraised market values; Murfreesboro and Clarksville add year built, living area and stories. The 86 counties served by the state parcel layer are enriched from the Comptroller’s assessment record, which supplies the mailing address, land and improvement values, year built, square footage and the sale history.

Chester County publishes no open property data in any form and is the one county not covered. Franklin/Brentwood (Williamson) is owner and mailing address ONLY — the county’s public roll is a 2022 snapshot, so its values and sale prices are deliberately not shown rather than quoted stale in a fast-moving market. Knoxville and Chattanooga publish no year built or square footage at all. On the 86 state-layer counties the values and structure come from a second lookup against the Comptroller’s site, which occasionally cannot identify a specific unit within a condo or multi-building parcel; those return the owner and address without the extra detail. Chattanooga’s county service also degrades for minutes at a time, during which a property there may come back empty.

Texas

Austin (Travis), Fort Worth (Tarrant), Plano/Frisco (Collin) and Denton are covered directly from each appraisal district.

Texas is a non-disclosure state — no sale PRICES are public anywhere in the state, so deals are sized from appraised values and deed dates rather than comparable sale amounts. Coverage is county-by-county, and Dallas County is the one major market still missing. Two counties are partial — Williamson (Round Rock/Georgetown) publishes owner and mailing address but no values, and Midland publishes an owner mailing address on only a small share of parcels, so absentee status there is often unknown.

Washington assessors do not publish owner names online, so no county here returns one. Outside King County the layers publish no mailing address either, so absentee status is unknown — not "owner-occupied" — and there is no sale history anywhere in the state.
