Route Planning is the heart of "Driving for Dollars" - helping you maximize leads captured per hour while minimizing drive time. This intelligent system creates optimized routes through neighborhoods, suggests the best sequence to visit properties, and tracks your route progress in real-time.

Route Planning Interface

Main Components

Route List (Left Panel)

  • My Routes - Your saved routes
  • Templates - Pre-built common routes
  • Shared - Team routes (if enabled)
  • Archived - Completed routes

Route Builder (Center)

  • Map view - Visual route creation
  • Stop list - Sequence of properties
  • Distance/time - Route metrics
  • Optimization - Auto-arrange stops

Route Details (Right Panel)

  • Route name - Edit name
  • Notes - Route description
  • Schedule - Planned date/time
  • Settings - Route preferences
  • Stats - Distance, time, leads

Creating a Route

Method 1: From Leads

Step 1: Select Leads

  1. Go to Lead Management or Map View

  2. Use filters to find target leads:

    • Status: "New" or "Researching"
    • Priority: High or Medium
    • Date: Not contacted recently
    • Location: Target neighborhood
  3. Select leads to add:

    • Checkbox: Individual selection
    • Shift+Click: Range selection
    • Draw box: Map selection (Map View)

Step 2: Create Route

  1. Click "Add to Route" button

  2. Choose:

    • Create new route
    • Add to existing route
  3. Name your route (e.g., "Oak Hills - Monday AM")

Step 3: Optimize

  1. System suggests optimal order
  2. Review on map
  3. Accept or manually adjust
  4. Save route

Method 2: From Map

Drawing a Route:

  1. Go to Map View
  2. Click "Create Route" button
  3. Choose method:
    • Auto: AI suggests leads in area
    • Draw: Draw boundary, include leads inside
    • Select: Click leads individually

Auto Route Creation:

  1. Enter starting location

  2. Set parameters:

    • Max drive time (e.g., 2 hours)
    • Max leads to visit (e.g., 30)
    • Property types to include
    • Priorities to include
  3. Click "Generate Route"

  4. System creates optimized route

  5. Review and save

Method 3: From Neighborhood

Neighborhood Route:

  1. Go to Neighborhoods page
  2. Select neighborhood to drive
  3. Click "Create Route"
  4. System adds all uncaptured properties
  5. Optimizes for efficient coverage
  6. Save and start driving

Method 4: Templates

Use Pre-Built Routes:

  1. Click "Templates"

  2. Browse available templates:

    • Daily loops
    • Neighborhood coverage
    • Hot lead follow-ups
    • Quick 1-hour routes
  3. Select template

  4. Customize if needed

  5. Save as your route


Route Optimization

How Optimization Works

The system uses advanced algorithms to:

  • Minimize drive time between stops
  • Avoid backtracking and unnecessary turns
  • Group nearby leads logically
  • Account for one-way streets and traffic
  • Respect time constraints (if set)

Optimization Settings

Access: Click gear icon in Route Builder

Route Type

  • Circular: Return to start (default)
  • One-way: End at different location
  • Custom: Specify start and end

Optimization Priority

  • Fastest time (recommended)
  • Shortest distance
  • Most leads
  • Balanced

Constraints

  • Max drive time: Set time limit
  • Max stops: Limit number of leads
  • Avoid highways: Use local streets only
  • Avoid tolls: Skip toll roads

Advanced

  • Start time: Account for traffic
  • Break stops: Add lunch/gas breaks
  • Speed limit consideration: More accurate time
  • Turn preferences: Minimize left turns (traffic)

Manual Adjustments

Reorder Stops:

  1. Drag and drop in stop list
  2. Or click "Move Up" / "Move Down"
  3. Map updates in real-time
  4. Time/distance recalculates

Add Stops:

  • Click "+" button
  • Select from lead list
  • Or click lead on map
  • Drag to position in sequence

Remove Stops:

  • Click X on stop
  • Or right-click → Remove
  • Route re-optimizes

Lock Stops:

  • Pin icon locks position
  • Prevents optimization from moving
  • Useful for time-specific visits

Following a Route

Starting Your Route

Before You Leave:

  1. Review route - Check all stops
  2. Download offline - Save for offline use
  3. Check weather - Adjust if needed
  4. Fuel up - Based on distance
  5. Set start time - Track progress

Start Navigation:

  1. Open route from "My Routes"

  2. Click "Start Route"

  3. Choose navigation app:

    • Google Maps
    • Apple Maps
    • Waze
    • In-app navigation
  4. Begin driving!

During the Route

Stop Status:

  • ⚪ Not visited (gray)
  • 🔵 Current stop (blue)
  • ✅ Completed (green)
  • ⏭️ Skipped (orange)

At Each Stop:

  1. Arrive at property
  2. Review lead details if needed
  3. Capture lead (photos, notes, etc.)
  4. Mark complete or skip
  5. Navigate to next stop

Quick Actions:

  • Complete Stop - Mark as visited
  • Skip Stop - Move to next (saves for later)
  • Add Note - Quick observation
  • Take Photo - Document property
  • Call/Text - Contact owner (if info available)

Progress Tracking

Real-Time Stats:

  • Stops completed - X of Y
  • Time elapsed - HH:MM
  • Distance driven - X miles
  • Leads captured - Count
  • ETA to completion - HH:MM

Progress Bar:

  • Visual indicator
  • Shows % complete
  • Estimated time remaining

Route Management

Saving Routes

Auto-Save:

  • Routes save automatically
  • Changes sync in real-time
  • No manual save needed

Route Versions:

  • Save different versions
  • "Save As" creates copy
  • Useful for A/B testing

Editing Saved Routes

Modify Existing Route:

  1. Open route from list

  2. Click "Edit"

  3. Make changes:

    • Add/remove stops
    • Reorder sequence
    • Update settings
    • Change name/notes
  4. Changes save automatically

Duplicating Routes

Create Copy:

  1. Right-click route
  2. Select "Duplicate"
  3. New copy created
  4. Rename and modify as needed

  • Seasonal variations

Deleting Routes

Remove Route:

  1. Right-click route
  2. Select "Delete"
  3. Confirm deletion
  4. Move to trash (recoverable for 30 days)

Permanent Delete:

  • Empty trash after 30 days
  • Or "Permanent Delete" option

1. Neighborhood Coverage Route

Purpose: Systematically cover entire neighborhood

Strategy:

  1. Define neighborhood boundary
  2. Add all properties in area
  3. Optimize for coverage
  4. Drive street-by-street
  5. Capture everything of interest

  • High-potential neighborhoods
  • Comprehensive coverage goals

Tips:

  • Use satellite view to identify all properties
  • Grid pattern driving

2. Cherry-Pick Route

Purpose: Visit only high-priority leads

Strategy:

  1. Filter for high distress/priority
  2. Select best opportunities
  3. Optimize for time
  4. Focus on quality over quantity

  • Targeted prospecting

3. Revisit Route

Purpose: Follow up on previous captures

Strategy:

  1. Filter leads by:

    • Date captured (30-90 days ago)
    • Status (researching, needs follow-up)
    • No recent contact
  2. Create route to check progress

  3. Update lead information

  4. Note any changes

Best For:

  • Lead nurturing

4. Circular Loop Route

Troubleshooting
