Overview

Route Planning is the heart of "Driving for Dollars" - helping you visit more properties with less backtracking. You build routes from your leads, D4D puts the stops in a shorter order (by straight-line distance), and you open the route in Google Maps to drive it.

Why Route Planning Matters

Without Route Planning:

• ❌ Frustrating, disorganized sessions

With Route Planning:

Main Components

Route List (Left Panel)

• My Routes - Your saved routes

Creating a Route

Method 1: From Leads

Step 1: Select Leads

1. Go to Lead Management or Map View

2. Use filters to find target leads:

   • Status: "New" or "Researching"
   • Priority: High or Medium
   • Date: Not contacted recently
   • Location: Target neighborhood

3. Select leads to add:

   • Checkbox: Individual selection
   • Shift+Click: Range selection
   • Draw box: Map selection (Map View)

Step 2: Create Route

1. Click "Add to Route" button

2. Choose:

   • Create new route
   • Add to existing route

3. Name your route (e.g., "Oak Hills - Monday AM")

Step 3: Optimize

1. System suggests optimal order
2. Review on map
3. Accept or manually adjust
4. Save route

Method 2: From Map

Drawing a Route:

1. Go to Map View
2. Click "Create Route" button
3. Choose method:
   • Auto: AI suggests leads in area
   • Draw: Draw boundary, include leads inside
   • Select: Click leads individually

Auto Route Creation:

1. Enter starting location

2. Set parameters:

   • Max drive time (e.g., 2 hours)
   • Max leads to visit (e.g., 30)
   • Property types to include
   • Priorities to include

3. Click "Generate Route"

4. System creates optimized route

5. Review and save

Method 3: From Neighborhood

Neighborhood Route:

1. Go to Neighborhoods page
2. Select neighborhood to drive
3. Click "Create Route"
4. System adds all uncaptured properties
5. Optimizes for efficient coverage
6. Save and start driving

Method 4: Templates

Use Pre-Built Routes:

1. Click "Templates"

2. Browse available templates:

   • Daily loops
   • Neighborhood coverage
   • Hot lead follow-ups
   • Quick 1-hour routes

3. Select template

4. Customize if needed

5. Save as your route

Route Optimization

How Optimization Works

The optimizer looks for a shorter order through your stops:

• Measures straight-line distance between stops, not road distance
• Estimates time at 25 mph plus 5 minutes a stop
• Avoids backtracking by reordering stops while the drive keeps getting shorter
• Doesn't know about roads, one-way streets, traffic, or appointment times, so check any stop with a set time

On a saved route: When a shorter order exists, the route page shows how much shorter it is (for example, "2.1 mi (18%) shorter") with an Optimize order button. Tap it to save the new order. The percentage compares against the order you had, measured in straight-line miles.

Today's Route (/d4d/routes/optimize): Builds an order from today's appointments and due follow-ups, starting from the best stop or from your location.

For road directions and live traffic, tap Open in Google Maps and let Google route each leg.

Traffic-aware routing (real road distances, live traffic, time windows) isn't built yet. The Traffic-aware routing button on a route lets you join the waitlist.

Manual Adjustments

Reorder Stops:

1. Drag and drop in stop list
2. Or click "Move Up" / "Move Down"
3. Map updates in real-time
4. Time/distance recalculates

Add Stops:

• Click "+" button
• Select from lead list
• Or click lead on map
• Drag to position in sequence

Remove Stops:

• Click X on stop
• Or right-click → Remove
• Route re-optimizes if auto-optimize is on

Auto-Optimize:

• On by default when you build a route
• Reorders stops as you add or remove them
• Reordering by hand turns it off and keeps your order
• Choose a start stop to keep it first

Following a Route

Starting Your Route

Before You Leave:

1. Review route - Check all stops
2. Low signal ahead? - Routes can't be downloaded in D4D. Open the route in Google Maps and download a Google Maps offline area (see Offline Mode)
3. Check weather - Adjust if needed
4. Fuel up - Based on distance
5. Set start time - Track progress

Start Navigation:

1. Open route from "My Routes"
2. Tap "Open in Google Maps" at the top of the route
   • Each link covers up to 10 stops, starting from where you are, so long routes open in parts (Stops 1–10, Stops 11–20, …)
   • On a phone, open the links in the Google Maps app: mobile browsers only take a few stops per link
   • Google Maps gives road directions and live traffic for each leg
3. Begin driving!

During the Route

Stop Status:

• ⚪ Not visited (gray)
• 🔵 Current stop (blue)
• ✅ Completed (green)
• ⏭️ Skipped (orange)

At Each Stop:

1. Arrive at property
2. Review lead details if needed
3. Capture lead (photos, notes, etc.)
4. Mark complete or skip
5. Navigate to next stop

Quick Actions:

• Complete Stop - Mark as visited
• Skip Stop - Move to next (saves for later)
• Add Note - Quick observation
• Take Photo - Document property
• Call/Text - Contact owner (if info available)

Progress Tracking

Real-Time Stats:

• Stops completed - X of Y
• Time elapsed - HH:MM
• Distance driven - X miles
• Leads captured - Count
• ETA to completion - HH:MM

Route Management

Saving Routes

Auto-Save:

• Routes save automatically
• Changes sync in real-time
• No manual save needed

Route Versions:

• Save different versions
• "Save As" creates copy
• Useful for A/B testing

Editing Saved Routes

Modify Existing Route:

1. Open route from list

2. Click "Edit"

3. Make changes:

   • Add/remove stops
   • Reorder sequence
   • Update settings
   • Change name/notes

4. Changes save automatically

Duplicating Routes

Create Copy:

1. Right-click route
2. Select "Duplicate"
3. New copy created
4. Rename and modify as needed

Use Cases:

• Weekly recurring routes
• Similar neighborhoods
• Team member assignment
• Seasonal variations

Deleting Routes

Remove Route:

1. Right-click route
2. Select "Delete"
3. Confirm deletion
4. Move to trash (recoverable for 30 days)

Permanent Delete:

• Empty trash after 30 days
• Or "Permanent Delete" option

Route Types & Strategies

1. Neighborhood Coverage Route

Purpose: Systematically cover entire neighborhood

Strategy:

1. Define neighborhood boundary
2. Add all properties in area
3. Optimize for coverage
4. Drive street-by-street
5. Capture everything of interest

Best For:

• New territories
• High-potential neighborhoods
• Comprehensive coverage goals

Tips:

• Use satellite view to identify all properties
• Grid pattern driving
• Note areas for re-visit

2. Cherry-Pick Route

Purpose: Visit only high-priority leads

Strategy:

1. Filter for high distress/priority
2. Select best opportunities
3. Optimize for time
4. Focus on quality over quantity

Best For:

• Limited time sessions
• Follow-up visits
• Targeted prospecting

Tips:

• Pre-research leads
• Schedule for optimal times
• Prepare contact approach

3. Revisit Route

Purpose: Follow up on previous captures

Strategy:

1. Filter leads by:

   • Date captured (30-90 days ago)
   • Status (researching, needs follow-up)
   • No recent contact

2. Create route to check progress

3. Update lead information

4. Note any changes

Best For:

• Lead nurturing
• Tracking property changes
• Building relationships

Tips:

• Bring previous notes
• Look for new signs of distress
• Quick drive-by, not full recapture

4. Circular Loop Route

Purpose: Efficient return to starting point

Strategy:

1. Start from home/office
2. Drive circular pattern
3. Return to start
4. Minimal backtracking

Best For:

• Daily sessions
• Consistent territories
• Regular prospecting

Tips:

• Morning or evening loops
• 1-3 hour duration
• Easy to repeat

5. One-Way Route

Purpose: Drive from A to B (different locations)

Strategy:

1. Set start location
2. Set end location
3. Optimize stops between
4. No return trip

Best For:

• Commute prospecting
• Multi-city driving
• Exploring new areas

• Use commute time
• Plan for rush hour
• Extended coverage

Route Optimization Suggestions

When a saved route's stops could go in a shorter order, the route page says how much shorter, in straight-line miles and as a percentage of your current order. Tap Optimize order to apply it.

Advanced Features

Multi-Day Routes

For Large Territories:

1. Create master route (100+ stops)

2. Split into daily segments:

   • Day 1: Stops 1-30
   • Day 2: Stops 31-60
   • Day 3: Stops 61-90

Set Up Recurring:

Mobile Route Navigation

Navigating with Google Maps

D4D doesn't have built-in turn-by-turn navigation. Hand the route to Google Maps instead:

• Open in Google Maps on a route (or on Today's Route) opens your stops in order
• Google Maps routes each leg on real roads with live traffic
• Up to 10 stops per link, starting from your location; longer routes open in parts
• Progress in Google Maps doesn't sync back to D4D. Capture leads in D4D as you go

Troubleshooting

Route Won't Optimize

Symptoms: Optimization fails or takes too long

Solutions:

1. Too many stops

   • Limit to 50-75 leads
   • Split into multiple routes
   • Use filters to reduce

2. Missing coordinates

   • Check all leads have GPS
   • Remove leads without location
   • Geocode addresses

3. Already in the shortest order found

   • No "shorter order" banner means the optimizer found nothing shorter
   • Reorder by hand if you know a better road path

Navigation Issues

Symptoms: Can't get directions or directions fail

Solutions:

1. Check internet connection

   • D4D route pages need a connection to open
   • Open the route in Google Maps before you lose signal
   • Download a Google Maps offline area for the drive

2. Update navigation app

   • Latest version required
   • Check app store
   • Grant necessary permissions

3. GPS issues

   • Enable location services
   • Improve GPS accuracy
   • Restart device

Route Progress Not Saving

Symptoms: Completed stops reset or don't save
